The Pacific Northwest has many ways to cause damage to your roof. The best way to avoid having to do costly major repairs is to keep an eye out for early signs of damage to your roof. Here are some common signs your roof has been damaged or is in need of a repair.
♦ Leaking: This needs no explanation. Water leaking into your attic is a problem that needs to be solved ASAP. Especially with how often in rains out here in Washington.
♦ Missing Shingles: Common after windstorms, pieces of shingle roofing can become loose and tear off. You might not need to replace your entire roof but leaving this unresolved can lead to leaks or cause more surrounding shingles to loosen and "fly away."
♦ Broken, Cracked or Curled Shingles: Commonly found on older roofs. There are multiple possible causes; the most common is prolonged sun exposure, which leads to the shingles drying out, causing them to become brittle. Other triggers include excessive moisture trapped in your attic, which can lead to warping (and attic molding), and constant wind stress can lead to shingles curling. In some cases individual pieces or small sections can be replaced, but if the majority of your roof is affected, it might be time to consider investing in an entire roof replacement.
♦ Excessive Granules In Gutters Or On The Ground And Shingles 'Balding': Asphalt shingles contain silica sand, which is the first layer of your roof's protection. If your shingles begin to look smooth or ‘bald,’ it means the protective granules are wearing off. Which can happen from normal aging, excessive heavy rains or hail, and moss growth. This significantly reduces your roof's effectiveness and integrity, making it more vulnerable to sun and moisture damage and further deterioration. (New roofing material will shed some granules initially, which is completely normal. These loose granules are typically left over from manufacturing and loosened from handling, and the shedding should be temporary.)
♦ Moss Growth: Especially prevalent in the Pacific Northwest, moss might look harmless, but it is damaging your roof and can drastically shorten your roof’s lifespan (especially composite asphalt roofing). Moss retains moisture; it keeps your roof damp longer than it should, which can lead to your roof underdeck to rot and promotes attic molding. Asphalt roofs are especially vulnerable because the moss roots and acids will weaken and loosen the protective silica sand granules. Heavy moss growth can start to build up underneath your shingles, lifting them up and breaking the protective seals between shingle pieces. This can increase wind damage and promote water seepage, leading to costly repairs. Increase your roof’s lifespan and effectiveness by taking care of moss early before you require major repairs.
♦ Sagging Roof: A potentially very serious structural problem and possible safety hazard. Commonly caused by damage to trusses or rafters from rot, pests, poor installs, and overloading. Sagging reduces the effectiveness of your roof and can reduce your home’s value. If your roof has signs of sagging, we strongly recommend you have a licensed and experienced expert inspect your roof to identify the cause and resolve the issue swiftly, especially if it’s a safety risk.

While a small amount of rust may not seem urgent, the PNW weather will be quick to exploit such weaknesses.
